The Project
Proctor & Matthews Architects, with Dorchester Living, asked Minmud to create a series of CG images for their planning application submission of the next phase of Heyford Park, transforming the former RAF Upper Heyford airbase into one of Oxfordshire’s most ambitious new communities. The masterplan envisions up to 9,000 homes – including affordable, assisted living and key worker housing – alongside schools, health facilities, employment spaces, and a major focus on sustainability, with 60% of the site dedicated to green infrastructure and a goal of becoming the UK’s first energy-surplus town. Building on over 1,200 homes and community amenities already delivered, the proposals will create walkable neighbourhoods connected by nature corridors, a landmark Runway Park with 65,000 new trees, and long-term opportunities for over 5,000 sustainable jobs, establishing Heyford Park as a model for community-led, low-carbon living.
To bring the vision of Heyford Park to life, we commissioned aerial photography of the site and combined it with advanced CG rendering and compositing. Using matte painting, detailed lighting, and precise camera composition, we created imagery that blends realism with storytelling, showcasing the masterplan within its true landscape context.
